Booking & Payment Policies
- A deposit of 25% of the total purchase price is required at the time of reservation for condo purchases or extended stays. The remaining balance is due within 60 days before closing or check-in (for short-term stays). Guests booking directly on the website will be prompted to pay the full amount upfront to secure their reservation.
- Yes, our cancellation policy at Roark Creek Resort is flexible. We understand plans can change, so guests can modify or cancel within the allowed window for a full or partial refund, depending on the booking terms.

Condo Amenities & Policies
- The standard cleaning fee is $150 per stay.
- No, we do not provide a Pack and Play.
- We offer ample free parking for up to 1–2 vehicles directly in front of the condo.
- Yes! Guests have access to both indoor and outdoor pools, and the indoor pool is heated for year-round enjoyment.
- An outdoor firepit is available in our community for your enjoyment.
- Absolutely — our condos and the community are kid-friendly and perfect for families.
- Not by default, but daily or mid-stay cleaning can be arranged upon request for an additional fee.
- We do not provide paid streaming subscriptions.
- However, all TVs are Smart TVs, allowing guests to log into their own accounts (Netflix, Hulu, etc.).
- Live TV isn’t included, but you can access it using your own TV provider login through supported apps.

- Yes, the Fitness Center is open and available to our guests.

- The fitness center and gym are accessible with a subscription or membership. However, access is free for our guests during their stay.
- There is no entry code required for the fitness center. A staff member will be available at the desk to assist you upon arrival. Simply show your reservation to the staff member, and they will provide you with access.
